A broker in LoDo told me to walk away from a "great deal" on a 4 unit building on Federal, and he was right
I was about to put $85,000 down on a 4 unit near Federal and 6th last Tuesday, and the broker I met at a coffee shop in LoDo told me to pull the pad out of my pocket and read the parking clause out loud. Turns out the seller was leasing 3 of the spots from the bar next door on a month to month, so I would have bought a building where half the tenants had nowhere to park. Has anyone else run into surprise parking leases on small multifamily here, and how do you usually spot them before you're under contract?
