Met a guy at a Denver CRE meetup who runs 200k sq ft in RiNo and he asked me one question that messed with my head
He asked me what my cap rate was on a property I own near Brighton Blvd and I gave him the number I always give. He just nodded and asked if I knew what it was after taxes, insurance, and the 3 month vacancy last spring. I actually didn't know that number off the top of my head, which is kind of embarrassing for someone who owns the building. So I went home and ran it and the real return was about 1.2% lower than the number I had been telling people for two years. Anyone else ever get humbled by a simple question at one of these things?
