Signed a lease on a Ballpark corner spot with no parking clause, watched a RiNo landlord lose a tenant over the same thing
Two spots came up around the same time, one on Larimer near the ballpark and one over in RiNo off Blake. Both about 1,400 square feet, both asking right around $34 a square foot. The Ballpark landlord actually walked the space with me and pointed out where the grease trap ties in and admitted the HVAC was original. The RiNo guy sent me a flyer and a link to a portal. That was the whole thing. I asked RiNo about a parking arrangement for staff and he said we could figure it out later, which means never. Ballpark guy wrote three free months and a cap on the CAM into the letter of intent on day one, no fight. Six weeks in and I know my neighbor's name and my trash pickup day. The RiNo space sat empty another four months and I heard the next tenant bounced after one winter because the heat never worked right. Does anyone else weight how a landlord answers questions over the actual building? Feels like that's the whole ballgame lately.
