That zoning loophole a city planner told me about backfired hard
Last year a guy from Denver planning named Mike told me to use a conditional use permit to squeeze a coworking space into an old warehouse on Santa Fe. Said everyone does it and the city barely checks. I spent 8 grand on the application and architect fees. The city hit me with a 6 month review because the property was in a historic district I didn't even know about. Lost the lease and the landlord gave the space to someone else. Has anyone actually pulled off one of those permits without getting stuck in limbo?

Did you get any warning about the historic district thing? I had the same thing happen in Portland...

My buddy Ryan tried the same thing in Austin a couple years back on East 6th. He paid some consultant 5 grand to do the application and they missed that the building was on a historic registry from the 80s. He ended up waiting 8 months for a review and his investors pulled out. He still says it was the zoning guy's fault for not checking.
