Took 6 weeks to find a leak that ended up being a 3 inch pipe strap
Got called in on a tenant improvement in Denver, sheetrock already hung on one wall and there was a water stain spreading along the baseboard. No visible drips, no wet carpet, nothing. We traced the supply lines, checked the toilet feed, even pulled the trim off to look behind the drywall. Two plumbers came and went, both said it was condensation. I finally cut a small access hole around the stain and stuck a borescope in there. Turns out a pipe strap had rusted through and was spraying a fine mist against the stud, just enough to soak the drywall over time. Six weeks of back and forth, three trips to the supply house, and the fix was a 4 dollar strap and 20 minutes of work. How long have you guys spent on something that should have been a simple find? Has anyone else had a leak that took weeks to pin down?

Ever read that trick about using a smoke pen to find mist leaks? Saves weeks.

Denver does love its hard water though, that mineral buildup probably made that strap fail way faster than it should have. Still, gotta respect the patience, six weeks is a whole season in contractor time.
