Rant: My broker kept saying 'we're close' and then the RiNo building went under contract for $47k over asking
I've been chasing a 6,200 sq ft building off Brighton Blvd for about 4 months now. Every time I talked to the listing broker he said we were close, then last Tuesday he called and told me somebody else got it at $47,000 over ask. What really got me was the buyer waived the roof inspection, which in my experience is a huge risk on these older warehouses. I looked at that building twice and passed on it because the HVAC was from 2004 and the parking was weird. So either I missed something big, or the other guy is in for a surprise next winter. Has anyone else lost a RiNo deal to a buyer who waived contingencies, and did it actually work out for them?
