Warning: I almost signed a 5-year lease in RiNo until I asked one weird question about the CAM charges
I run a small pressure washing outfit and was looking at a 2,200 square foot unit off Brighton Blvd in RiNo back in March. The rate looked fine at $18 a square foot, and the broker kept pushing me to sign because two other guys were sniffing around. Before I committed, I asked to see the last three years of actual CAM charges instead of just the estimate. Turns out the estimate was $4.50 a square foot but the real numbers had been running $9 to $11 because of a roof replacement and some shared plaza work nobody mentioned. That single question saved me close to $60,000 over the term, and I walked. I ended up in a smaller spot near I-70 with a landlord who handed over the actuals without me even asking. My advice is to get those real numbers in writing before you sign anything, no matter how fast they say it will go. Has anyone else gotten burned by CAM charges in this market, or found a landlord who was straight with you from the start?
Man that is a straight up nightmare and good on you for asking. The fact that the broker was pushing so hard when the real numbers were double the estimate tells you everything you need to know lol. Glad you walked, 60 grand is no joke.
