Question about how I used to scout retail spots vs how I do it now
Back in 2018 I was driving around Denver for two weeks straight with a paper list, just eyeballing storefronts on Broadway and Colfax to find spots for a client. Now I pull foot traffic counts and lease comps from CoStar before I even get in the truck, and it cut my search for a 2,400 sq ft retail space on South Pearl from a month down to eight days. The part that surprised me is how many small landlords around RiNo and Baker still don't post anything online, so I end up cold calling anyway. Has anyone else found a way to catch those listings before they hit the usual sites, or is knocking on doors still the only real move?
Wait, why is knocking on doors a bad thing though? Those old school landlords in RiNo and Baker are exactly the ones who don't want some algorithm telling them who to rent to, they want a face and a handshake (my guy on Larimer literally signed me because I showed up with coffee two mornings in a row). CoStar is great for the quick data pull, sure, but it only knows what someone bothered to list, so you're never gonna beat a local broker who hears about a space before the sign even goes up. Eight days is fast, but I'd bet the deals you actually win still come from the pavement, not the spreadsheet.
