Unpopular opinion: I thought those "we buy houses" cash offers were scams until my neighbor used one

My neighbor across the street in Phoenix sold his house in 6 days through one of those cash buyer companies last month. He got $15k under market but no repairs, no agent fees, no waiting. I was skeptical because you always hear horror stories but the guy was closed and cashed out in two weeks flat. Has anyone else seen these work out okay for a quick sale?

Heard about a guy in Tucson who sold his late mom's house that way and honestly it sounded like a weight off his shoulders. He didn't have to fly back and forth from Seattle to clean out decades of stuff or fix the cracked driveway or any of that. The cash buyer took it as-is and he walked away with a check in under two weeks. I mean it's not going to get you top dollar but if the alternative is letting a house sit empty for months while you pay insurance and utilities, the math might actually work out better in some cases.
