Started emailing city zoning folks directly instead of going through the broker portal

I used to wait days for answers through the standard listing platform channels, but after one deal almost fell apart over a parking variance question, I found that calling the Denver Planning Department table and asking for the specific caseworker by name gets a real answer in about 24 hours, has anyone else tried bypassing the middleman like that?

And here I thought I was sneaky just by asking for the supervisor's name on the phone. Now you're telling me there's a whole secret email chain where the public records folks just hand over parcel history like it's a free sample at Costco. I tried that once with our local code enforcement and ended up with a 40 page PDF about a neighbor's fence, so maybe I'm doing it wrong. But yeah, skipping the portal is the only way to get anything done before the property taxes change again. I half expect the next form to require a blood sample and a notarized statement from my dog at this point.

and once you know the actual caseworker handling your zone change, you can just email them updates or ask if they need more docs before they even assign it to the intake pile. I've done the same thing with the county assessor's office here, and honestly the public records emails are the secret weapon. They're way less jammed up than the main info line, and they can pull up the full history on a parcel in like an hour. The key is getting the right person's direct address saved in your contacts, then you skip the whole call center runaround next time you deal with the same district.
