Overheard a real estate flipper bragging about closing in 5 days flat

Guy at my local coffee shop in Austin was on the phone saying he moved a fixer-upper for cash in under a week. No inspections, no financing delays, just a lowball offer and a handshake. Is that even smart or just asking for a lawsuit down the road?

5 days is wild, but what did he actually pay? Like, did he get it for 60 cents on the dollar or something? That speed usually means someone got taken for a ride on price, especially with no inspections. The real gamble is if he found a legit off-market deal or just bought a nightmare with good curb appeal (and bad wiring).

Used to think quick sales always meant the buyer got screwed. @miles_sanchez, seeing this one go down made me realize sometimes the cash is just clean and the seller needs out fast. Could still be a wiring nightmare, but maybe he actually saved a pile on a fair deal.
